SCO Family of Services | Building Condition Assessments
SYSTRA assessed building conditions of five properties with 29 buildings totaling nearly 345,000 square feet for SCO Family of Services, Inc. (SCO), one of the largest nonprofit family supportive housing and services provider in downstate New York. The overall objective was to provide SCO with a capital planning tool to maintain its building assets in a state of good repair for years to come.
The facilities ranged from buildings in urban East New York, Brooklyn and St. Albans and Jamaica, Queens, to suburban sites on the North and South shores of Nassau and Suffolk counties. Assessments of the facilities systems included site/grounds, site amenities, utilities, structural frame/building envelope, HVAC, electrical, plumbing, conveying, life safety/fire protection and interior.
The buildings ranged from approximately 500 to 94,480 square feet. Two- to three-person inspection teams included a licensed architect and a mechanical/electrical inspector. All assessments were performed in occupied buildings with the accompaniment of client-assigned property managers and were conducted over a two-month period.
Visual inspection data was collected on Microsoft surface tablets for entry into an access-based software assessment tool. Building components were rated on an incremental scale of good to poor. Component deficiencies were identified and quantified. Recommendations to repair or replace were made, along with a recommended time period. Our inspectors determined the type of deficiency, quantities, recommended action, purpose and urgency for every inspected component.
